Terms and Conditions
1. The person on the booking form and or invoice is considered to be the contracting party and is responsible for the individuals or group actually occupying the cottage, including loss or damage to the cottage or its contents.
2. Cancellations are not accepted within 28 days of your arrival date and the full price will remain due. However, should it prove possible to re-let then a discretionary refund may be made. This will never be greater than 50% of the price.
3. Bookings are not transferable and sub-letting is not permissable.
4. Whilst we do our utmost to provide guests with an enjoyable and satisfactory holiday this cannot be guaranteed. We also reserve the right in any circumstances to cancel your holiday, although in this unlikely event compensation is limited to the monies paid.
5. Every effort is made to ensure that all amenities advertised are available at the time or your stay but no liabililty can be accepted for any omissions or breakdowns.
6. The accommodation must be vacated by 10 am on the day of departure (unless agreed otherwise) and the equipment, furniture and premises handed over in as good a condition as they were when taken over. Any damage, loss or destruction shall be made good by the applicants who also undertake the tidiness and preservation of cleanliness of the goods and premises until handed over at the end of the booking.
7. The proprietors shall not be held responsible or liable for any loss or damage to valuables, personal property or any kind, motor vehicles, motor cycles etc or personal injury or death, direct or indirect, irrespective of how it was sustained, occasioned or caused to anyone of any age (including persons under 18 years) who is resident or invitee of the proprietors, whether caused by or resulting from any default, wilful act, negligence, omission, neglect or otherwise on the part of the proprietors, their servants or agents or any residents, guests or invitees.
8. It should be noted by parents of small children that the river (although fenced ) is in close proximity to the cottage and this should be taken into consideration upon booking.
9. We regret that no smoking is permitted in the cottage, and if there is evidence to the contrary there will be a discretionary fee of £50 for any damage or cleaning that results from smoking.
10. Stag/Hen parties are strictly NOT allowed on Lower Mill Estate, although same sex parties will be accepted if it is clear after discussion that the party are responsible and clearly understands the "quiet enjoyment" clause of the code of conduct. Any group shall NOT exceed the number of beds available in the property and we reserve the right to either evict a party or levy a £250 charge on arrival if it becomes clear these terms have been broken. If such a cancellation is made no refund will available.
11. In the unlikely event that you are disappointed with your holiday accommodation, you should make immediate contact us and we will make every effort to rectify the situation. If you are still dissatisfied you must put your complaint in writing no later than seven days after vacating the property and we will consider the complaint and make every effort to reimburse you accordingly with 14 days of departure.
12. No branded commercial vehicles are to be parked on the estate overnight.
13. The booking requires one credit/debit card details so that we have a "security" deposit/mechanism in place ie £5 will taken on booking to prove a live account and we will deduct costs in case of any damage or nuisance caused, although we will not take any monies without first confirming the amount and reasons for doing so.
14. Any disturbance (for example noise) which results in Estate security being called to the scene may result in a charge being made by the Estate Management. Estate Management will advise us of the problem and issue the charge. The charge shall be levied from the ‘Security’ Deposit.
15. We are dog friendly property as we have two "Bassett Fauve's" ourselves but please be aware our orchard is shared so any dog needs to be under control or on a lead at all times within the village areas, although of course around the estate they can run free if under control.
16. The estate has a code of conduct and a set of rules and these will be emailed prior to a booking if requested or sent with our invoice or confirmation but if you have any questions on these please contact us as they are there to protect the owners right of "quiet enjoyment".
17. The booking does not give you any rights to tenancy and is only available for your use within the dates provided on the booking form and confirmation email and invoice.
18. English Law shall apply to all contractual obligations arising out of these booking conditions.
